A duplex is a development, not just a build. The numbers are decided before construction starts, in the feasibility, the approval pathway and the subdivision strategy.
We build duplexes across Sydney, most often in the Eastern Suburbs and southern beaches, where landowners are unlocking value from an oversized block rather than selling and moving.
The critical early questions are minimum lot width and area, whether your council permits dual occupancy in the zone, whether it can go via CDC under the Housing Code, and whether Torrens title subdivision is achievable.

Three factors decide whether a duplex stacks up on your block.
Site & Zoning
Minimum lot width and area, zoning, site coverage and setbacks. Some blocks that look large enough fail on frontage width alone.
Approval Pathway
A compliant duplex can sometimes proceed as a CDC in weeks rather than a DA over many months. That difference alone can change the project's viability.
Title & Sale Strategy
Torrens title duplexes typically achieve stronger resale than strata. Whether it's available depends on the subdivision rules that apply to your site.

Quality duplex construction generally runs $4,500 to $7,000 per square metre across both dwellings, depending on finish, site conditions and excavation. Add professional fees, contributions and subdivision costs on top.
Twelve to eighteen months on site for both dwellings, plus approvals. A CDC pathway can shorten the front end substantially.
Usually, subject to the subdivision provisions applying to your site. Torrens title is preferable where achievable, and needs to be planned into the design from the start rather than retrofitted.
Yes, that's a common structure. We'll flag the tax and titling implications to raise with your accountant early, because they can affect design decisions.
Yes. We hold a current NSW contractor licence and carry full public liability and home warranty insurance on every project.
Founder Adam Ossher runs every project personally, from feasibility through to handover. You deal with the person accountable for the build, not a rotating site manager.
