About Ossher Design and Build
A secondary dwelling, commonly called a granny flat, is one of the few ways to add genuine value and flexibility to an Eastern Suburbs block without touching the main house.
Under the NSW Affordable Rental Housing SEPP, a compliant secondary dwelling of up to 60 square metres can often be approved as a Complying Development Certificate, which is far faster than a DA.
The requirements are specific: a minimum 450 square metre lot, setback and site coverage compliance, and separate private open space. Many Eastern Suburbs blocks qualify; plenty don't, and we'll tell you which yours is early.
We build these to house standard, with proper insulation, acoustic separation, metered services and a finish that matches the main dwelling, because in this market that's what they need to be.

Eastern Suburbs blocks are smaller than the state average, so feasibility hinges on a few numbers.
A minimum 450 square metre lot and compliant site coverage are the first tests. We check them against your title before anything else.
A compliant scheme via CDC can be certified in weeks. Non-compliant designs need a DA and take months, so it's worth designing to the code where possible.
Getting materials to a rear yard on a narrow Eastern Suburbs block, and running separately metered water, power and sewer, is where the real cost sits.

Expect $180,000 to $320,000 for a quality 50 to 60 square metre secondary dwelling here, higher than outer Sydney because of access constraints, excavation and finish expectations.
You need either a CDC from a private certifier or a DA from council. A compliant design under the Affordable Rental Housing SEPP usually takes the CDC pathway.
Yes. Secondary dwellings approved under the SEPP can be rented independently of the main house, which is the main reason most clients build them.
No. Secondary dwellings cannot be subdivided from the primary dwelling. If separate title is your goal, a duplex or dual occupancy is the right structure instead.
Yes. We hold a current NSW contractor licence and carry full public liability and home warranty insurance on every project.
