Terraces are the hardest residential typology in Sydney to build in. There is no site storage, no side access, a shared party wall on each side, and a heritage-controlled facade you cannot touch.
The work almost always happens at the rear and below: opening the back of the house to light, excavating for a cellar or plant room, and reworking a plan that was laid out for a nineteenth-century household.
We renovate terraces across Paddington, Woollahra, Moore Park, Potts Point, Surry Hills and the surrounding inner east, coordinating heritage architects and structural engineers where required.
Party-wall underpinning, dilapidation reports and neighbour agreements are part of the process, not an afterthought. We handle that documentation upfront.

Three constraints define every terrace project, and none of them can be designed away.
Party Walls
Shared structure means dilapidation surveys, neighbour notification and often underpinning. We document conditions before work starts to protect you from later claims.
Heritage Facades
Street elevations in conservation areas are protected. We restore original joinery, ironwork and rendering rather than replacing it, and put the contemporary work behind.
Access & Excavation
Materials in and spoil out through the house or a laneway. Excavation is slow, hand-dug in places, and needs to be priced for what it actually is.

Terrace renovations carry an access premium. Expect $7,000 to $10,000 per square metre for quality work, with basement excavation priced separately and often significantly.
Often yes, but it requires geotechnical assessment, engineered underpinning and agreement with neighbours. It is the highest-risk element of any terrace project and needs to be scoped properly.
No, but they generally protect the facade and front rooms. Contemporary work is expected to sit at the rear and be legible as new. Well-designed schemes are usually approvable.
Eight to fourteen months on site for a full renovation, longer with excavation, plus DA time which is typically longer in conservation areas.
Yes. We hold a current NSW contractor licence and carry full public liability and home warranty insurance on every project.
Founder Adam Ossher runs every project personally, from feasibility through to handover. You deal with the person accountable for the build, not a rotating site manager.
